LOCATION:

Tar is an ideal location for those who require property away from the hustle and bustle of city life but close enough to all amenities e.g. good restaurants, café bars and shopping facilities.

The area is well known for its excellent olive oil, and according to the experts, olives, from which the best olive oil in Europe is produced, are cultivated on the Larun plantation in Tar.

Located on a peninsula just 3km from Tar is the well known camping site Lanterna. Extending over 80 hectares of land with its clean clear sea, beautiful beaches, restaurants, markets. it is said that during the tourist season, Lanterna is where it all happens!

Tar is a 40 minute drive from Pula airport, an hour and 20 minute drive approximately from Trieste airport and a two hour drive from Rijeka-Krk airport.


BUILDING:

Location - Centre of Tar.

The main entrance, with a ramp suitable for wheelchair access into the building, is located on the western side of the building next to the public road. The building consists of a basement, ground, first and second floors.
A small portion of the basement is planned as individual storage units, with the larger portion for commercial storage.

The building includes 7 apartments and 1 business unit.

The ground floor - a business unit 108,94 m2 and 2 apartments, 69,23 m2 and 62,15 m2.

The first floor includes three apartments, 69,23 m2 , 92,74 m2 and 75,18 m2 while on the second floor there are two larger apartments, 119,59 m2 and
112,28 m2. Storage units for the second floor apartments are located in the attic and are accessible through an opening in the ceiling. A semicircular staircase will allow access to the first & second floors.
Ceiling height in the apartments on the ground and first floors is 250-280cm, while the apartments on the second floor have partially slanted ceilings with a ceiling height of 250 cm.and upwards.
Car parking is available (one per apartment) and each apartment will have a sea oriented terrace..

Please note the investor reserves the right to effect small alterations during construction for technical or other reasons.

FLOORING:
Parquet flooring to be used in all bedrooms with floors in other rooms tiled with good quality ceramic tiles.

WALLS AND CEILINGS

DOORS AND WINDOWS
Windows, balcony and all exterior doors to be constructed using PVC joinery while the entrance doors to the apartments will be heavy duty, security type.

The interior doors and door frames to be made from a laminate material with the glass surfaces on the windows and balcony doors made from double insulated glass.
Interior and auxiliary area doors to be equipped with simple locks, with the apartment and the building entrance doors equipped with quality locks.
Handles and chains of standard quality to be fitted.

SANITARY FACILITIES
Sanitary ware (WC, bidets and showers) will be quality ceramics while the bathtubs will be made from acrylic. Hot and cold mixer taps installed on bathtubs and showers. Shower cubicle is an extra as are other bathroom fittings.

HEATING AND COOLING
Air conditioning unit (s) to be installed (heating and cooling) in the bedrooms and living rooms, while the external A/C compressor units to be installed on the building rooftop or on other appropriate area(s) deemed suitable.
The bathrooms to be equipped with electric heaters with water heated via built-in boilers with an 80 litre capacity.
Water is heated in the kitchens via low pressure boilers with a 5 litre capacity (not included in apartment price).

A telephone connection point is planned for each apartment as is an intercom connection linking each apartment to the main door.
Telephone connection is the responsibility of the buyer as is the selection of the service provider.
Television point which will allow Croatian and foreign channels via satellite antenna is included.

ELECTRICAL INSTALLATIONS
Each apartment to have a separate electricity meter.
The planned electrical installations will include wiring for all bigger appliances, e.g. air-conditioning units, stoves, boilers, bathroom heaters, dish washers, washing machines, etc. Switches and sockets may be located at a level accessible for people with disabilities. Lighting fixtures (except in common areas such as hallways and entrances) not included in the apartment price.
Each apartment will have a 5.75 KW electrical capacity.


STORAGE ROOMS AND PARKING
Each apartment to be allocated a storage unit located in the basement.
An open car parking space is also included.


BALCONIES AND TERRACES
The balcony surround(s) will be constructed of stainless steel railing and wall combination.

OTHER
The apartments come equipped with wall safes.
Each kitchen to have a ventilation opening for an extractor fan.
The apartments are not equipped with furniture, kitchens, house appliances or lighting fixtures.

CHANGES IN THE APARTMENTS AS PER BUYERS' WISHES:

Changes to supporting walls and pillars, to the façade(s) and any other changes which require a change to the building permit are not allowed.
Alterations to the interior of the apartments are permitted in the early stages of construction in consultation with the investor e.g. change to floorings, ceilings, positioning of non-supporting walls, location of sockets and switches and similar minor alterations.
Changes must be in accordance with the planned electrical and mechanical installations and ventilation conduits.
Changes may be made to the type of sanitary ware on offer provided they do not overly influence the planned water and sewerage system.
The ground floor apartments can, with minor alterations, be made accessible for the handicapped or those with reduced mobility.
For all changes that are accepted by the investor, and which exceed the planned budget, a price difference will be calculated for the costs of these changes which will be charged to the buyer. The changes are considered agreed upon once the buyer confirms the changes in writing to the investor and accepts additional costs, if any.
Common areas, which include the common staircase, joint terraces, exterior paths etc, are defined by the project and cannot be changed unless the Investor has a justifiable reason to do so.
